The Assistant Property Manager works at the Jack Satter House as part of Hebrew SeniorLife’s Property Management team.
The Assistant Property Manager is responsible for implementing the Jack Satter House Tenant Selection Plan by managing the waiting list, handling rental inquiries, leasing apartments, completing tenant initial certifications and annual recertifications according to HUD and all other federal, state and local guidelines including fair housing regulations.
The Assistant Property Manager is responsible for enforcing lease terms and House Rules by preparing written correspondence to residents, meeting with residents and coordinating with staff from other departments including Facilities, Dining and Resident Services.
In addition, the Assistant Property Manager works as a key member of the Jack Satter House team coordinating rental activities with the Facilities Department and working closely with other staff from all departments to support the residents of the Jack Satter House.
Our benefits include: • Excellent medical and dental benefits, available on your first day for positions over 24 hours/week • A 403b retirement plan open to all employees, including per diems • Generous paid time off • On-site health and wellness programming • Tuition reimbursement and scholarships • An employee recognition program Responsibilities: Markets and leases apartments at the Jack Satter House while meeting occupancy goals, complying with the Jack Satter House Tenant Selection Plan and all other HUD and MassHousing requirements including Fair Housing regulations Processes all eligible applicants from application to admission under the Section 8 Program by verifying income, assets, medical and other expenses as required and entering all data onto Yardi affordable housing software program Coordinates move outs/move ins and renovation of apartments with the Facilities Department to turn units over quickly; complete move out and move in inspection forms with residents and coordinate response with Facilities Department Prepares annual resident income and expense recertifications and interim recertifications as required at the Jack Satter House and as part of the Hebrew SeniorLife Property Management Team at other Hebrew SeniorLife affordable housing sites as needed Establishes, maintains and updates records to ensure compliance with HUD, MassHousing and all other federal, state and local regulations.
Prepares monthly vacancy reports, waiting list reports, and attends meetings with Property Management team, Jack Satter House staff and Hebrew SeniorLife staff as required Maintains knowledge of regulations pertaining to the HUD Section 8 Rental Program through various sources including LeadingAge, Federal Register, HUD Handbooks, notices, emails, MassHousing emails and publications.
Attends housing meetings, workshops, and training sessions.
Required Qualifications: Prior experience with HUD Section 8 Affordable Housing Program, Low Income Housing Tax Credit (LIHTC), knowledge of HUD, MassHousing and DHCD regulations and policies preferred Excellent written and verbal communication skills.
Proven skill using computers with emphasis on Microsoft Word, Excel, and Powerpoint.
Effective telephone skills, ability to deal tactfully with a variety of people under constantly changing circumstances using tact and diplomacy, ability to prioritize tasks and work under minimal direction, ability to understand and follow complex verbal and/or written instructions, and familiarity with filing systems.
Exceptional organization, customer service, teamwork, communication and interpersonal skills required.
Ability to manage multiple task simultaneously, handle difficult situations, and demonstrate flexibility required.
Preferred Qualifications: College degree and/or 3 years experience in property management Certified Professional of Occupancy Certificate or equivalent preferred Experience with Yardi software or similar HUD Affordable Housing software is preferred.
