Job Title: Property Manager
Reports To: Director of Real Estate & Facilities
Location: Boston, MA
Position Type: Full-Time Exempt
Annual Salary: $60,000 - $64,000
Overview:
The Property Manager will be responsible for the property management aspect of Heading Home’s housing and shelter programs serving both individuals and families.
This person will serve as a liaison between landlords, Heading Home’s program and facility staff, and the Leasing Manager to ensure the smooth operations and high quality of heading Home’s properties and the client experience.
Responsibilities / Essential Job Functions: Landlord Relationships Serve as the liaison between Heading Home staff, landlords, and the facilities team in regard to the property management of both the Emergency Assistance Shelter Services and Supportive Housing Services programs Partner with Heading Home’s Leasing Manager to Nurture relationships with landlords, follow-up on property management issues, landlord concerns, and work closely with the facilities team to address facilities concerns when appropriate.
Collaborate with program staff on client issues including client complaints, concerns and evictions.
Support the initial, annual, and special inspections of units according to Housing Quality Standard (HQS) and Rent Reasonableness guidelines as required by HUD.
Responsible for ensuring compliance with all property-related aspects of Heading Home’s housing and shelter contracts, including quality standards, inspection procedures, and documentation.
Occupancy and Property Management Actively market the Organization to potential and existing Landlords & Management Companies Responsible for identifying, securing, and negotiating leases for new and replacement units as needed.
Responsible for processing lease renewals and negotiating rents to ensure they remain under the HUD FMR Responsible for preparing rent reasonableness for new units and reviewing rent reasonableness for lease renewals.
Responsible for overseeing monthly exterminations and reviewing monthly extermination reports.
Develop Behavioral and Housekeeping Plans of Action with Programs Train and Supervise Real Estate & Facilities Administrative Assistant Inform program director/managers of any non-compliance.
Enforce lease agreements and prepare lease violations for programs and clients.
Respond to property management calls appropriately.
Coordinate with Emergency Assistance Program upcoming unit moves and transfers.
Assist the Director of Real Estate/Facilities & Facilities Specialist with ordering appliances, building and facilities supplies Maintain system for tracking unit replacement needs within the portfolio Maintain system for tracking housekeeping unit conditions Assist Facilities Specialist with maintaining system for managing property repairs and improvements, working with Facilities Specialist to ensure timely delivery of services.
Assist Facilities Specialist with coordinating and scheduling contractors for unit turns, property maintenance, and repairs, ensuring timely completion.
Performs other related duties as required.

Proficient in English, Bilingual preferred Proficient with Microsoft Word, Excel, Outlook, and Acrobat Adobe BA with one (1) year property management experience or two (2) years property management experience with- Certified Occupancy Specialist or Affordable Housing Manager Certification preferred.
Experience working with homeless and/or formerly homeless individuals in housing settings; experience with disabled populations and Housing First programs a plus.
Basic knowledge of subsidized housing programs.
Must have a vehicle and valid Massachusetts Driver’s License.
Ability to access different building locations and program sites, including climbing several flights of stairs.
Flexibility to work or be available according to program demands.
Be part of the on-call rotation, including responding and coordinating with appropriate vendors and Landlords.
